WOW your buyers with these styling tips to make your property sing online!

“Giving your home the wow factor!” We’ve all heard this from the property experts but what does it really mean? How do you do it? And most importantly will it help you to sell your home?

Before we dive into styling, let’s cast our minds back to the summer of 2020. As the lockdown eased slightly, the property market had just reopened, and available properties were scarce.

Due to this severe lack of ‘for sale’ homes, properties were selling incredibly fast, sometimes within hours of going online and even without buyers viewing in person!

We are now slowly seeing a neutralising of this crazy market (thank goodness – many buyers will be breathing a huge sigh of relief!) and the same great homes are taking a more reasonable time to sell as there is more competition.

This shift in the market and the added competition, means that now, more than ever, your home’s photos need to stand out online for all the right reasons and entice potential buyers to book a viewing. And trust me, regardless of the value or size of your home there will be a buyer somewhere that it will appeal to.

Let’s start with an easy space – bathrooms

Even if you have a lovely new bathroom suite, having lots of toiletries on show, toilet rolls, cleaning products and a shower curtain that has seen better days can really turn people off! (Leaving the toilet seat up is my BIGGEST pet hate!)

Think hotel bathroom – swap the toilet rolls for rolled up fluffy white towels, place a luxurious handwash by the sink and have a scented candle lit. Now hide the toothbrushes and toilet brush!

The heart of the home – the kitchen

It’s still as true today, a truly fabulous kitchen can sell a home. Firstly, give yours a good clean and get it looking sparkly and declutter the work tops of all unnecessary items. Show buyers exactly how they could use your space. Create a romantic date night feel by laying the kitchen table with an attractive dinner set, glasses, wine and a candle. If you have a breakfast bar, set up a breakfast scene with a cafetiere and perhaps some pastries on some pretty plates. Let buyers imagine themselves relaxing and feeling at ease in your home!

Living areas should be relaxing

Tidy away anything that could be distracting potential buyers from the space you have. Put away the remote controls, newspapers and children’s toys. If you have a fire and it’s possible, light it – it can look wonderful in photos.

If your cushions are lacking life, upgrade them to some new plump ones and add some throws on the sofa for a cosy feel. Put some fresh flowers (I always think white works best for most colour schemes) on the coffee table and a couple of well-placed magazines or books and you’re all set!

Your garden should be treated as a living space

Outside space requires just as much marketing preparation as any room inside. Gardens are always one of the top 3 priorities for most buyers. First impressions really do count, so frame your front door with colourful hanging baskets, potted plants or candle filled lanterns for a welcoming entrance. Consider the areas of your garden that are suited for particular purposes. Not only will this make your space feel bigger but it will also be more organised, allowing you to show the garden in its best light. A cleverly positioned seating area for example will enable buyers to imagine themselves enjoying the afternoon sun!

Demand for properties in Oxfordshire is still very high, but taking the time to get your home looking it’s best will put you in an even better position for a highly successful sale.
